1. Home Prices Continue to Rise
The median sold price reached $585,000, a 6.3% increase compared to February 2025 and a notable 17% jump from January 2026.
This consistent appreciation reflects ongoing demand and limited supply.
2. Homes Taking Longer to Sell (Year-over-Year)
The median days on market increased to 37 days, compared to 22 days last year, though it improved from 46 days in January.
This suggests a more balanced pace compared to the fast-moving market of 2025.
3. Strong Buyer Activity
Closed sales rose to 42 homes, up 16.7% year-over-year and significantly higher than January.
Additionally, showings increased by nearly 37%, indicating strong buyer demand.
4. Decline in New Listings
New listings dropped to 40 homes, a 25.9% decrease from last year and also down from January.
This decline in inventory is a key factor keeping prices elevated.
5. Inventory and Supply
Active listings rose to 134 homes (+14.5% YoY), and months of supply increased to 2.63 months.
While inventory is improving slightly, it still reflects a relatively tight market.
